It's been a while since the last update so there's a ton of good information to pass along.

Remember how the last time I wrote in I told you about all of the great weather we were having?  Well, that went away.  It's been non stop rain here, along with our share of snow as well.  It's been like nothing I've seen here before.  Usually there's a storm, then a few days of sunshine, then a few days of rain again.  However, there's have been no breaks in the weather.

Between the holidays and the weather the project has probably been delayed about a full month.  Not too bad in the grand scheme of life, but to a developer, life myself, that's like a year! 

We have made significant exterior improvements since the last update.  The parking lot asphalt has been laid.  The cement work is complete.  The only work really to be completed on the exteriors is to erect the carports (materials are on site) and to complete the exterior painting (once the weather permits).   There are minor landscaping items to complete, but the project is substantially complete.

On the interiors, we have substantially completed three of the buildings (12 of the 24 units), with the fourth building to be completed within two weeks.  We decided to hold off on completing on the renovation of the last two buildings until we have purchase contracts for the condo units we have already completed.

We have listed the project with Coldwell Banker, specifically This e-mail address is being protected from spam bots, you need JavaScript enabled to view it .  530-221-9651.  I went with Coldwell Banker because they represent 80% of the new developments in the area.  They have a separate team dedicated to marketing.  They also have their own TV show that highlights their listings and they have a kiosk in the mall which shows their properties. Other real estate offices could not offer that to me, which was important because it doesn't matter if you do all the other things to the property if at the end of the day, with this market you can't sell. 

Coldwell Banker has put together a really great marketing package and will be holding an open house on February 16, 2008.

I am really pleased with how beautiful the property has turned out.  This is a project I have dedicated almost three years of my life to. It's amazing to see something that once started as just a vision in my mind turn into a reality.
